Project Overview

Falcon Building Group were engaged to redevelop the former Derby Tin Mine Museum into Lot 40, A multifunctional hospitality venue positioned to serve both locals and the growing tourism market in northeast Tasmania.

With Derby emerging as a key destination for mountain biking, the client required a fit-for-purpose space that could accommodate a bar, cafe, microbrewery, dining zones, and outdoor service areas – all while preserving the integrity of the existing structure.

Timelines & Expectations

Commencing in 2022, the project was delivered over a tight construction timeline to ensure minimal downtime for the business, which operates in Derby’s busy tourism cycle. Falcon worked closely with the client to stage works effectively, meeting both the operational requirements and project deadlines without compromise on quality.

Scope of Work

The client’s vision was to modernise the cafe and restaurant space, creating a more functional layout, updated finishes and enhanced comfort for customers. This project involved a complete internal reconfiguration and external works to support new operations requirements.

The scope of work included:

  • Deck extension with integrated balustrade
  • Upgraded amenities, seating areas, and acoustic treatment
  • Installation of barn doors

Challenges & Outcomes

Falcon Building Group delivered the project across multiple stages, working flexibly around evolving requirements and a live design process. Strong collaboration with the client ensured the build remained on track, with clear communication and adaptive delivery across all phases.

This project was managed by James Trimmer, who oversaw all stages of delivery. His close collaboration with the client and hands-on management of suppliers and trades ensured the project ran smoothly, despite the logistical challenges of working in a remote regional location.

Reflecting on the project, James said:

“As Construction Manager for Falcon Building, I led the full transformation of the old Tin Centre and museum in Derby into what is now Lot 40, a vibrant bar, brewery, and gin distillery. 

This project was especially rewarding, blending heritage preservation with a modern hospitality fit-out in one of Tasmania’s most iconic tourist towns. Working with an older structure presented some unique challenges, particularly when it came to integrating new services and structural elements into an existing building.

The design included a large new deck area and extensive internal reworking to accommodate the brewery and distillery equipment, all of which required careful coordination, detailed planning, and agile problem-solving throughout the build.

Timing was critical. With Derby being a globally recognised mountain biking destination, it was essential to complete the project before the peak tourism season. We worked closely with the client and subcontractors to accelerate the schedule where needed and ensure Lot 40 could open its doors in time for the busy period.

The result is a completely revitalised space that not only enhances the local offering but has quickly become a standout feature in the town. The client was thrilled with the outcome.”

Project Impact
